Bluewaters Island and Bluewaters Bay: how not to confuse the location
19/09/2026
The name in the ad must be compared with the point of the building and the actual access to the water.
Where to start
Similar names can create the feeling of the same location. Start with the exact location of the hull on the map: on an island or near one on the mainland. Then find the entrance to the building and the route to the walking area of interest.
For daily life, a real connection with the city is more important than belonging to a recognizable name. Check the car exit, the pedestrian road and the ability to get to your usual transport. The view of the island does not confirm the island location of the apartment.
What to check
- Body point
- Parking location
- Pedestrian connection with JBR
A property viewing checklist
Compare two specific homes in Bluewaters instead of judging the whole district by its image. Record answers after each viewing and use the same criteria for both.
Keep these notes from each viewing
- Travel from each address to Ain Dubai at the time you would normally make the journey. Routes within one district can differ materially.
- If schooling matters, check the route to Emirates International School — Meadows, the relevant year group and admission rules directly with the school. Proximity does not guarantee a place.
- Check the route from each address to Shops on the island and its opening hours. If it is a club or private facility, confirm access rules and any separate fees.
- For both homes, record usable area, condition, parking, shared facilities and annual ownership costs. Compare documents and the actual building, not only the community name.
