Dubai residential inspections identify 2,395 violations

Dubai Municipality has conducted more than 16,000 residential inspection visits since the start of 2026, checking building use and permits for construction work.

Dubai Municipality reported more than 16,000 inspection visits to residential areas since the beginning of 2026, including over 800 in Al Warqa. The results were published on 25 September: these are cumulative figures for the year, not the number of inspections carried out in a single day.

Inspectors recorded 2,395 violations. Of these, 451 have been rectified, corrective action is ongoing in 1,478 cases, and strict measures have been taken in 466 cases. The announcement does not disclose the type or amount of individual penalties.

The cases identified include construction work and alterations without the required permits, multiple families occupying one residential unit, and bachelor accommodation where such use is not permitted. The latter applies to particular areas and conditions of use: the announcement cannot be interpreted as a ban on all single tenants throughout Dubai.

For buyers of completed apartments or villas, the news highlights the importance of checking a property’s actual condition.
