The neighbors' windows, the direction of the terrace and the position of the house are no less important than the area of the villa.
Where to start
A large house has several levels of privacy: plot, garden, terraces and rooms. Look at them separately. A high fence may hide the yard from the street, but not from the top floor of an adjacent building.
Match the orientation of the garden with the layout of the bedrooms and living rooms. For an individual home, a site plan and inspection of utility rooms are especially useful. A beautiful landscape does not answer the condition of a building, and the name of the area alone does not replace checking a specific villa.

Compare two specific homes in Emirates Hills instead of judging the whole district by its image. Record answers after each viewing and use the same criteria for both.
Keep these notes from each viewing
- Travel from each address to The Montgomerie Dubai at the time you would normally make the journey. Routes within one district can differ materially.
- If schooling matters, check the route to Dubai British School — Emirates Hills, the relevant year group and admission rules directly with the school. Proximity does not guarantee a place.
- Check the route from each address to Shopping surrounded by Emirates Living and its opening hours. If it is a club or private facility, confirm access rules and any separate fees.
- For both homes, record usable area, condition, parking, shared facilities and annual ownership costs. Compare documents and the actual building, not only the community name.
