Why news about new projects cannot be considered statistics of completed housing.

Sales launch shows the appearance of an offer for a certain project. It does not mean that all apartments are built, sold or will enter the rental market at the same time. The queue, timing and composition of announced objects are important.

Actual readiness

The transfer of houses belongs to a different stage. To analyze the current residential supply, it is useful to look at completed objects and their further use. Some owners move in themselves, others rent or sell, so readiness is not equal to the volume of available apartments.

How to read the forecast

Separate planned dates from completed commissionings. If the report predicts a large number of transfers, check the period and approach to transfers. Such a forecast helps to understand possible competition, but does not confirm that the entire volume will appear in one day.
