BUYER’S GUIDE · Property ownership
Freehold in Dubai: ownership when buying property
Our brokers will help you understand ownership rights for your chosen property in Dubai, the documents involved and the available ways to structure the purchase.

Ownership of your chosen property
Freehold is ownership, distinct from long-term use or a lease. For a foreign buyer in Dubai, the permitted ownership area, the specific plot and building, and registration details all matter. Our brokers will help you understand the features of the selected property and the questions involved in completing the purchase.
The UAE government's portal describes freehold, usufruct and leasehold separately. Rules differ between emirates: ownership of a property in Dubai, Abu Dhabi, Sharjah or Ras Al Khaimah must be considered under the rules of the relevant emirate.
Documents explained side by side
We will help coordinate a comparison of the property identifier, plot, building, area, owner, type of ownership right and restrictions against the offer and contract. A project may have a marketing name; the unit and owner's details should be clarified before payment.
For a completed property, the document confirming registered ownership is checked through the land department's official service. For a new-build property, the registration of the current stage of the transaction and the process for final registration are considered. Our brokers will help identify the questions to put to qualified specialists.
Joint purchases and representation
We will discuss who the buyers will be, their ownership shares, payment, use, sale and decision-making. For a company or representative, the documents and authority are assessed for the chosen structure.
Lilit will help coordinate the next steps in a complex situation. Disposal of the property and inheritance are considered with the relevant specialists; visa and tax status are assessed separately from the convenience of transferring funds.
Consistent information for the transaction
Keep the answers and documents together so that everyone involved in the transaction works from the same information. We will help identify the questions about your property and agree the next step.
- The exact property and applicable law have been identified, rather than just the development's name.
- The seller or representative's identity matches the verified documents.
- Any restrictions or encumbrances, and the procedure for clearing them, are understood.
- The buyers, their ownership shares and the signing arrangements have been agreed.
- It is clear which document you will receive after registration.
