Start with the listing
Compare the project name, address, specifications and advertised price with the documents and broker’s offer. Ask for a written explanation of any differences. Urgency or a limited-time promotion must not replace proper checks.
DLD uses Madmoun to verify advertising permits via a QR code. Scanning it helps check listing details, but does not replace reviewing the whole transaction.
Check the parties involved
Confirm who is selling and the basis of the representative’s authority. Request documents required for the transaction type and verify professional participants’ details through official channels.
Do not transfer money on instructions received only in messages unless they match the contract and verified payment details. If an account changes, verify the request again through an independent contact channel.
Verify status and terms
An off-plan purchase needs current project information and contractual deadlines. A ready home requires checks of property documents, handover terms and existing obligations. The checklist depends on the transaction.
- The property and seller match across all documents.
- The total cost and payment schedule are clear.
- Refund procedures and consequences of withdrawal have been reviewed.
- Handover and defect-remedy obligations are recorded.
Do not send unnecessary documents in the initial form
Your name, contact method and general preferences are enough to request a consultation. Do not upload passport copies, banking documents or proof of source of funds to an ordinary property search form. A secure channel for necessary documents will be agreed later.
When a separate review is needed
