Off-plan or ready apartment in Dubai: what to compare

Timelines, viewings, payment schedules and documents: comparing off-plan and ready homes without one-size-fits-all promises.

Two different ways to buy

Ready homes and off-plan projects serve different needs. If you need to move soon, actual readiness and condition matter. For a longer-term purchase, assess the project, contract terms and your ability to meet the payment schedule.

Off-plan is not automatically better value, and a ready apartment is not automatically less risky. The risks differ and need separate checks.

What you can assess in a ready property

A viewing reveals the actual layout, finishes, lighting, noise and shared areas. Check building services and the process for fixing defects. If there is a tenant, separately review existing obligations and when the property will be available.

  • Condition of the apartment and shared spaces.
  • Actual recurring costs and any outstanding debts.
  • Handover date, included items and vacant-possession terms.

What to check in an off-plan project

A rendering shows the design intent but does not guarantee every detail of the future surroundings. Compare promises with the contract and official project materials. Check the project’s registration and status through available DLD services.

Discuss completion dates, notices, consequences of delay, finishes and resale terms. Contracts and payment instructions require separate professional review.

How to compare costs and timelines

Draw up two timelines: when you must pay and when you can use the property. A ready home may need repairs and furniture; an off-plan purchase may involve a waiting period and rent during that time.

Compare options using the same date and currency. A payment plan alone does not show the total cost or replace an assessment of affordability.

The decision should fit your needs

For one family, moving now matters more than choosing new finishes. Another buyer can wait for completion but will not compromise on the neighbourhood. After checking documents, return to your original requirements: the right property must suit your situation.
