The launch includes a financing arrangement between Modon and Abu Dhabi Islamic Bank. Buyers who meet the bank's criteria may qualify for finance of up to 75% of an off-plan home's price. Modon says that an initial decision may be available within two hours, free of charge and without an obligation to proceed. This is not automatic loan approval for every applicant. A separate 5% rebate applies specifically to UAE national buyers and must not be presented as a benefit for all buyers.

For investors, financing can reduce the initial cash required, but it does not remove financing costs, scheduled payments or the risk that a property's value may change. Before reserving a villa, request the full loan terms, construction schedule, sale agreement and exit provisions. A comparison with a completed property should include future instalments, service costs and the actual handover date.
