Balcony in the UAE: how to evaluate the space you want to use

Depth, shadow and placement of equipment affect the usefulness of a balcony more than a beautiful photograph.

Depth is more important than area alone

A long narrow balcony and a compact wide terrace can have the same area. Draw a table, chairs and a clear path to the door. If the chair has to be removed every time to leave, the relaxation scenario does not correspond to the image in the booklet.

What changes during the day

Assess the direction of the sun, the presence of shadows and the proximity of neighboring balconies. For a person who drinks coffee in the morning and a family who gathers in the evening, the orientation of comfort may be different. The sea view does not explain whether it will be comfortable to sit by the glass railing at the usual time.

Technical details

Check door opening, drainage, lighting and location of outdoor equipment. Check the conditions for using the space with the management company before installing furniture or plants. When viewing, it is useful to spend a few minutes on the balcony, listen to the noise and evaluate the sensations, and not limit yourself to a shot of the view.
