Amenities of a residential complex: how to distinguish useful from decorative ones

The pool, hall and common spaces should be assessed through the frequency of actual use.

Personal set of needs

Write down three amenities that you will use regularly. For one person this is a gym, for another it is a quiet place to work or a children's area. A long list in a booklet does not mean that all items are of equal value.

Access conditions

Check location, opening hours, possible restrictions and capacity. See how residents use the space at their usual times. A small room can look spacious in a photograph taken in an empty room.

Communication with the apartment

Evaluate the path to amenities and their impact on neighboring apartments: traffic, sound and privacy. If the space is in another project queue, check the actual access. Separately compare the amenities that work and those provided only by the concept in order to correctly imagine life after moving.

What to check

  • Frequency of use
  • Access mode
  • Location relative to apartment
