National Properties has announced the completion of 399 Hills Park in Dubai Hills Estate and the start of apartment handovers to buyers. The company’s statement is dated 21 October 2026. The AED 1 billion project contains 399 residences across two towers.
The company is part of National Bonds. The tower offered for sale is fully sold, and its owners are starting to receive their apartments. National Properties is retaining the second tower as an income-generating asset. The total residence count should therefore not be treated as newly available sales inventory.
Amenities described for residents include pools, sports spaces, club lounges and children’s areas, along with landscaped spaces and leisure terraces. When choosing a completed home, these shared facilities should be assessed alongside the apartment itself and the building’s management arrangements.
The start of handovers marks an important transition from construction to operation. Owners reach the stage of inspecting finishes and engineering systems, recording defects and clarifying building maintenance arrangements. Project completion and the delivery of every individual apartment take place sequentially.
The announcement is relevant to buyers comparing homes under construction with completed property in Dubai Hills Estate. They can now assess the actual result. However, the availability of a specific apartment for purchase or rent, and its handover terms, must be established through a current offer from its owner or authorised representative.
