The consultants report stable occupancy and expect the supply pipeline to expand from 2027.

Average office rents in Dubai rose 4% in the third quarter of 2026 compared with the preceding quarter. Cushman & Wakefield Core published this estimate in the narrative of its office review on 29 October. The figure relates to offices and should not be applied to residential property.

The consultants observed no substantial quarterly change in occupancy, which remained above the previous year's level. Many businesses preferred to retain their existing premises. The authors also highlight flexible-office operators, which accounted for almost 10% of new space taken up over the preceding twelve months.

Around 50,000 square feet of offices were delivered in the third quarter. A further 770,000 square feet are expected by year-end, with a substantial proportion of the future supply already pre-let. Forecast space is not vacant accommodation available to every tenant today.

From 2027, the consultants expect faster delivery and greater differences between districts and ownership formats. Businesses can use this as a reason to compare locations, office readiness and lease-renewal terms in advance, rather than relying solely on the average rent.

Investors should separately assess the individual tenant's lease, ownership costs and competing buildings. An increase in the average over one quarter does not establish an equivalent income increase for every unit or promise the same trend in future.
