AHS Properties has announced preparations to launch AHS Twin Towers on Sheikh Zayed Road. Its release of 27 October presents the project as the transformation of Shangri-La Dubai into a Grade A commercial property. The company previously acquired the property for AED 1.1 billion; that figure relates to the purchase of the existing asset.

Gensler designed the new project's architecture, with interiors by the developer's own studio, AHS Atelier. The announced configuration comprises a ground level and fifty floors. Plans provide flexible offices alongside business, wellness and dining facilities.

According to the company's plans, wellness and fitness spaces will occupy more than 30,000 square feet, with dining offerings covering over 12,000 square feet. More than 1,000 parking spaces have been announced. Other features include business lounges, a lap pool and a landscaped rooftop garden. These features describe the complex's future concept.

Commercial property buyers should distinguish the existing building's location from the readiness of the new offices for use. At this stage, the purchase terms for a particular unit, its technical condition, the renovation process and handover timetable should be assessed using the documents for that specific offering.

The announcement illustrates the development of business space along an established urban corridor. Comparing the project with a completed office calls for consideration of the time before occupation, running costs and a future tenant's requirements. The concept helps frame questions for the seller, while the transaction's economics depend on the actual area, price and contract.
