Aldar announced an AED 1.1 billion agreement with Arada on 15 October, marking its first property investment in Sharjah. The transaction covers three residential blocks comprising nine buildings and over 1,100 homes at Aljada. Delivery is scheduled for the fourth quarter of 2029.
Under the forward purchase arrangement, Arada will build and deliver the assets. Aldar will incorporate them into its development-for-ownership business, including its residential rental portfolio. The announcement explains a corporate investment strategy; it does not disclose individual apartment prices or retail purchase terms.
Aljada already has operating infrastructure. According to Arada, residential handovers began in 2021 and more than 8,800 properties have been delivered. Education, retail and hospitality facilities operate in the community, alongside the Madar family entertainment district. The nine buildings in this agreement form part of its future supply.
For home buyers, the deal identifies a specific development direction: a major owner is building a portfolio for long-term use and rental. Comparing homes still involves distinguishing the existing surroundings from facilities expected for a particular building's handover. Layout, service charges and ownership terms remain property-specific. The corporate transaction's size explains Aldar's involvement; it does not determine a private apartment's future value or rental income.
