Awqaf Dubai has announced the launch of an endowment shopping centre project in Hind City. WAM published the announcement on 20 October. Voco Investments is the project partner, and the total estimated value is AED 73 million. The stated delivery period is two years.
The centre is planned for a 90,400-square-foot plot. It will comprise two floors containing 40 retail units. Approximately AED 50 million of the budget covers construction, while the land is valued at AED 23 million. These figures distinguish the cost of creating the building from the value of the whole asset.
Proceeds from the property are intended to support mosques in Dubai. Awqaf Dubai estimates annual rental income of approximately AED 8.4 million. This is the organiser’s projection, rather than revenue already earned by an operating shopping centre.
For property buyers in Hind City, the announcement concerns the district’s future retail surroundings. When assessing a home, it is useful to distinguish existing shops from announced developments. The announcement does not confirm that shops have opened or identify a final tenant mix.
For business owners and owners of commercial premises, the scale, format and purpose of the development matter. The announcement does not describe an offering of units to private buyers or establish rental terms. The budget figures cannot establish the return on an individual shop or apartment.
