Gargash Prime and JINGDONG Property have signed a memorandum on logistics property development in Dubai, announced on 15 October. The partners plan investment in a joint venture and development of 2.5 million square feet of land for a regional distribution centre.

JINGDONG Property is JD.com's infrastructure investment and asset management business. The proposed facility is intended to support distribution and order fulfilment for the UAE and Middle East. The memorandum was signed during Dubai Business Forum – China in Shenzhen, organised by Dubai Chambers.

For the property market, this illustrates interest in infrastructure supporting trade and e-commerce. Such assets differ from residential developments in their uses, occupier needs and transport requirements. The stated area concerns the land; warehouse floor area and the division of premises have not been disclosed.

The memorandum records the parties' intentions. The announcement does not provide a completion date, precise address, investment amount or rental terms. Those details will support a practical assessment as the participants publish further information.

For investors exploring commercial property, the news identifies a distinct Dubai market segment. Future comparisons can focus on transport connections, permitted uses and confirmed operating conditions. For now, it explains the partners and intended site scale while distinguishing a development agreement from an available income-producing property.
