One&Only Private Residences announced for Al Maryah Island in Abu Dhabi

Mubadala, TARAF and Kerzner announced a partnership to create One&Only residences. The project envisages a 44-floor tower and a direct connection to The Galleria.

A new One&Only Private Residences project has been presented on Al Maryah Island in Abu Dhabi. Mubadala and TARAF, Yas Holding’s real estate development division, announced a partnership with Kerzner International during LIVEX 2026.

The concept includes a tower approximately 230 metres high with 44 floors. The future building is planned to connect directly to The Galleria, giving residents convenient access to its shops, restaurants and other facilities. The residential range includes one-, two- and three-bedroom homes, duplexes and a penthouse. Gardens, terraces and spaces for relaxation, socialising and wellness are planned above the city.

The project combines an island location with residential living under a recognised hospitality brand. For buyers, its appeal may lie in the combination of a private home, service and proximity to urban infrastructure. The published announcement concerns the partnership and concept: prices, the residences’ handover date and availability of individual units have not been disclosed.
