Alef Group has unveiled Seef Residences, a residential project in Al Khan, Sharjah. The launch took place on 20 October, followed by the developer’s detailed announcement on 21 October. The stated development value is AED 1.2 billion, with 862 residences planned.

The project occupies approximately 30,287 square metres of land on a peninsula beside Al Mamzar Lake, Al Khan Lagoon and the Arabian Gulf. It comprises five residential buildings. Three directly face the beach; two sit above a three-level podium. The developer also describes a publicly accessible waterfront promenade with shops and food outlets.

The offering includes one- to four-bedroom residences and a limited collection of penthouses. At launch, one-bedroom apartments started from AED 895,000. The stated completion date is 30 September 2030.

According to Alef, expressions of interest registered during the first hour of the launch amounted to 150% of available inventory. This measures preliminary interest, rather than completed transactions or confirmation that all apartments have been sold.

For buyers, Seef adds another option when comparing Sharjah’s waterfront homes. The orientation, floor, size and shared spaces of the specific residence matter. Stated views and waterfront access should be considered against the selected building and floor plan; the overall image of a peninsula development does not replace the details of an individual apartment.
